By accessing or using the services offered at Menlo Estella, including its pre-leased studio apartments and co-living spaces, you agree to comply with and be bound by the following terms and conditions. These terms apply to all residents, visitors, and investors associated with the project.

2. Rental and Leasing Terms

• All pre-leased units are subject to a minimum lease agreement as specified in the rental contract. Early termination of the lease by the tenant may incur penalties as detailed in the agreement.
• Monthly rent and other charges are payable in advance on the agreed date. Any delays in payments may result in additional late fees as per the rental agreement.

3. Security Deposit

• A refundable security deposit is required for all tenants, equivalent to a predetermined number of months’ rent. The deposit will be refunded at the end of the lease term, subject to any deductions for damages or unpaid dues.
• Deductions from the deposit will be made if there are any damages to the property beyond normal wear and tear, or if outstanding rent or fees are due.

4. Use of Co-Living and Shared Spaces

Tenants in the co-living spaces must respect shared common areas and abide by all community rules. Misuse of communal areas or disturbance to other residents may result in eviction or fines. Co-living residents are responsible for maintaining cleanliness and order in shared spaces, such as kitchens, lounges, and recreational areas.

5. Maintenance and Repairs

Menlo Realty will provide regular maintenance for common areas and facilities. Any repairs needed in individual units must be reported promptly to the property management. Tenants are responsible for any damages caused due to negligence or misuse and will be charged accordingly for repairs.

6. Termination and Eviction

Menlo Realty reserves the right to terminate the lease or residency if tenants violate the terms of the agreement, including, but not limited to, non-payment of rent, causing property damage, or engaging in illegal activities. In the event of eviction, tenants are required to vacate the premises within the time frame specified in the eviction notice.

7. Security and Privacy

Menlo Estella is equipped with 24/7 security measures, including CCTV surveillance and restricted access to residential areas. All tenants are expected to cooperate with security protocols to ensure the safety of the community. Menlo Realty is committed to protecting the privacy of tenants. Personal information collected during the leasing process will be stored securely and used only for legitimate purposes related to residency and property management.

8. Amendments to Terms

Menlo Realty reserves the right to modify these terms and conditions at any time without prior notice. Updated terms will be communicated to tenants and will be effective immediately upon publication. It is the responsibility of residents and investors to stay informed about any changes.

9. Liability

Menlo Realty will not be held responsible for any personal injuries, loss, or damage to personal belongings occurring within the premises. Tenants are encouraged to obtain renters’ insurance to cover any personal liabilities. Tenants must adhere to safety rules and regulations within the property, especially in shared amenities and recreational areas.

10. Governing Law

These terms and conditions are governed by the laws of the jurisdiction where the Menlo Estella project is located. Any legal disputes arising from this agreement shall be resolved in the local courts of the area.
